The site formed the commercial equestrian buildings at Sawyers Mill and is located within the Bristol./Bath Greenbelt, approximately 1 mile west of Marksbury with further Local designations: SSSI Impact Risk Zone and Community Forest - Forest of Avon.

The proposal was to demolish the large existing livery building, outbuildings and manège, subdivide the land and erect 3 four bed residential dwellings on the Brown Field Site.  AGM had already achieved consent for 3, 5 bed houses on the site but after consideration and market forces it was considered the smaller houses were more appropriate for the location and achieved another family home.

Policy HG.10 seeks to prevent new housing outside the villages except for essential dwellings. The established brownfield site, within the village of Hunstrete, and therefore is not in a remote location, helped to supply much needed family homes for the area..  Building works are currently progressing and the houses have now been sold.
